As house owners across the country are being hit by falling values, one Weybridge address is managing to dodge the housing crisis bullet.

South Ridge in private estate Saint George’s Hills has housed Russian business tycoons, millionaire entrepreneurs and, until recently, Cliff Richard.

The exclusive road topped the Property Rich List 2008, for being the most valuable address in southeast England, with an average house price of £4,437,700 according to zoopla website.

One man who was not surprised at the findings was estate agent Simon Ashwell, Director of Savills in Weybridge.

“The exclusivity, security and where it is all add to the value," he said. “Nowhere in the world can you find a development like St George’s, a gated estate of 900 acres, within 20 miles from the capital city.

“Add to that the golf course, motorway, train station and airports so nearby and it’s not hard to see why it is such a great place and a fantastic draw.”

Mr Ashwell is familiar with the estate, working his way up from a young negotiator and selling Cliff Richard’s mansion in South Ridge in 2006.

The road has 14 houses which all keep to strict building regulations set out by developer Walter George Tarrant who owned the land and created many of the estate’s houses.

Each house is required to have one acre of land and houses are restricted to a maximum of 4,000sq ft multiplied by the plot’s area.

While the future looks uncertain for many houses on the Elmbridge property market, the residents of South Ridge are unlikely to share the worry of their Weybridge neighbours.

“The market has slowed down but when you are talking about houses worth £5m plus, they are never going to follow the trend,” said Mr Ashwell.
