More than three years ago Croydon Council set up it’s own development company, Brick by Brick.

And this year it is looking to submit planning applications to create 600 new homes across the borough.

The sites for these are pieces of council-owned land including garages and car parks.

This is something that many local people aren’t happy about.

At the moment, the company is carrying out public engagement for 20 projects, most of which are in New Addington.

A spokesperson for Brick by Brick said: “We work closely with the local community and other stakeholders on all our proposed developments, consulting extensively throughout the process in many different ways.

“This is central to our mission to create well-designed homes that are properly integrated with the surrounding neighbourhoods, and ensuring the homes we create are prioritised for local people.

“Working with the community is at the heart of everything we do, and all proceeds from our developments are returned to the council to be reinvested in Croydon.”

King Henry’s Drive, New Addington 

Brick by Brick says that 27 new apartments in a four-storey block would be located on the site, sunk into the ground to reduce the impact on the road.

Development would be on the open space between Tilford Avenue and Wolsey Academy.

There will be some green space not built on and residents are being asked for their ideas on what could go here.

At the moment the plans include parking spaces for 11 cars as well as some cycle parking.

Gascgoine Road, New Addington

On the corner of King Henry’s Drive and Gascgoine Road the proposal is to build a six-storey block of 23 new flats.

These would be made up of 19 one-bedroom and nine two-bedroom flats. On the same site there is already a five-storey block of flats.

Fairchilds Avenue, New Addington

This is for two patches of land, one next to the junction with Comport Green the other on the corner of Fairfields Avenue and King Henry’s Drive.

At the moment Brick by Brick is just asking residents how they use the land and has not yet released proposals.

There is expected to be a second engagement event taking place in the next few months.

Corbett Close, New Addington

Like the site above, there are no proposals yet for this bit of green space.

We just know that it is land behind the homes on the corner of Corbett Close bordering Fairchilds Avenue.

Windham Avenue, New Addington

Proposals are for a three-storey building of nine flats, and five two-storey houses.

It is proposed garages in Windham Avenue close to the junction with King Henry’s Drive would be knocked down to make way for the development.

Thorpe Close, New Addington

Two separate developments would be built on garage sites behind homes in Thorpe Close.

More information is expected on the plans in the next few months when a second public consultation will take place.

Redstart Close, New Addington

There are not yet concrete plans for this mix of garages and green space in Redstart Close.

Milne Park East, New Addington

Brick by Brick is asking residents whether they own one of the garages which are accessed via Milne Park East.

It is earmarked for redevelopment and is also behind homes in Arnhem Drive and Uvedale Crescent.

Merrow Way, New Addington

It is proposed that garages for homes in Merrow Way would be demolished for a three-storey building of 12 one and two-bedroom flats.

There would be a communal garden and entrance courtyard but no car parking spaces.

Headley Drive, New Addington

The proposal is for two new buildings of 30 new flats. There would be a mix of one and two-bedroom flats including two accessible units.

It would be on a green space on the junction of Headley Drive and Merrow Way which Brick by Brick describes as not well-used with ball games prohibited.

Duppas Hill Terrace, Croydon Old Town

Brick by Brick has not yet revealed how many homes it would be looking to build on this site.

The site in question is an area of green space and homes, including Cromwell House and Duppas Court.

Dunsfold Way, New Addington

A total of 13 new homes are proposed on this site, made up of seven one-bedroom flats in the block at the front of the site and six two-bedroom houses in a new mews at the rear.

There will also be six parking spaces provided on the site, which is currently home to eight garages.

Castle Hill Avenue, New Addington

A three-storey block of six flats with three parking spaces.

The site which is accessed off Castle Hill Avenue used to be home to garages, but these have since been demolished and Brick by Brick describes the land as vacant and overgrown.

Bramley Hill, Waddon

There are separate sites between 9 Bramley Hill, Albury Court and 18 Bramley Hill being considered.

One proposal is for a three-six storey block of one and two-bed flats, as well as three-bedroom houses near Dering Road and 9 Bramley Hill.

Another proposal is for a combination of 39 flats and houses near Albury Court. It would be spread across a new mews street with two apartment blocks and a pair of semi-detached houses.

Arnhem Drive, New Addington

This site is for a green verge including a car park on the corner of Arnhem Drive and Milne Park East.

There are no full proposals yet but residents are being asked for feedback on what they would like to see.

Alford Green, New Addington

There are three separate proposals for Alford Green.

The first is for a terrace of six two-bedroom houses, each with a terrace at the first floor and private garden.

The second is a three storey block of six one-bedroom flats.

And the third is for a three-four storey building of nine flats with the main access along an existing path which connects Headley Drive to Alford Green.

Holmesdale Road, Selhurst

There are a few sites earmarked between Ely Road, Holmesdale Road, Wisbeach Road and the railway tracks.

The exact number of flats has not yet been confirmed but it is expected to be three separate blocks of flats providing 80 new homes.

No existing homes would be demolished, new flats would be built on garage sites and other ‘pockets of space’.

Hawthorn Crescent, Selsdon

The proposal is for nine three-bedroom terraced houses between Hawthorn Crescent and Old Farleigh Road.

There would be one parking space per house and would each have a front and back garden.

Covington Way, Norbury

It is proposed that a green space bordering Covington Way and Crescent Way would be redeveloped to provide nine one and two-bed flats.

Brick by Brick said it is looking at options to ‘enhance green space’ and five car parking spaces would be provided.

Residents living nearby have started a petition against this and say they use the green space for community events.

Atlanta Court, Thornton Heath

The area of garages and washing lines at the back of Atlanta Court in Parchmore Road could be redeveloped.

The proposals at the moment are for 23 new flats in a three-four storey building.
