Boris Becker, Pat Cash and John McEnroe called it the "lucky hotel" when they stayed in Cannizaro House for the Wimbledon championships.
And for a cool £20million, one investor could be getting lucky there too by securing the leasehold on the 46-bedroom, four-star hotel.
Estate agents Savills reckon the property, set in the middle of Wimbledon Common and featuring a bar, restaurant and five large function rooms, is a bargain.
Gerard Nolan, director of Savills, said: "Cannizaro House presents a fantastic opportunity for an investor to purchase an extremely profitable hotel with the best location in Wimbledon, the likes of which rarely come to the market.
"As the only four-star hotel in Wimbledon, Cannizaro House is a particularly attractive place to stay during the summer months when guests can enjoy the beautiful grounds that the hotel is set in and indeed perhaps some tennis too."
And according to operations manager at Cannizaro House, Rowan Elms, there are few places in London to rival the 18th century hotel.
"It really is an amazing place in a unique location. You won't find many views inside the M25 like the one that can be seen from here."
He added: "All year round famous faces pass by. Just last night Denise van Outen was in our restaurant."
One suite at the hotel was named after Tim Henman following a visit during the tennis championships while other regular guests include Pierce Brosnan.
Cannizaro House was originally a private residence let to London aristocrats before it was bought by the Home Secretary and Secretary of State for War, Viscount Melville, who lived there from the end of 18th century to the early 19th century.
